About Commercial Energy Performance Certificates
(EPC's, sometimes known as a CEPC's) |

An EPC records the energy efficiency of a building. This enables prospective buyers or tenants to use the EPC to consider energy efficiency. Envitae can arrange for a qualified Energy Assessor to carry out certification. From 4th January 2009 in all cases it is a legal requirement for this to be obtained before a property can be marketed. The few exceptions are: (1) places of worship (2) temporary buildings with a maximum planned use of 2 years (3) stand-alone buildings with a total useful floor area of less than 50m2 (4) industrial sites, workshops and non-residential agricultural buildings with low energy demand (5) in specific circumstances, buildings due to be demolished. |

About Display Energy Certificates (DEC's) |

A DEC is informs visitors to public buildings about the energy use of a building. DECs provide an energy rating of the building from A to G, where A is very efficient and G is the least efficient and are based on the actual amount of metered energy used by the building over a period of 12 months. The DEC should be displayed in a prominent place clearly visible to the public and have a valid advisory report available for scrutiny. Envitae can arrange for a qualified Energy Assessor to carry out certification. From 4th October 2008 in all cases it is a legal requirement. A DEC and advisory report are required for buildings with a total useful floor area over 1,000m2 that are occupied in whole or part by public authorities and by institutions providing public services to a large number of visitors. |

About Energy Performance Certificates (EPC's)
for residential landlords and social housing |

The EPC must be made available for any home, free of charge, to a prospective tenant from the 1 October 2008, at the earliest opportunity and in any event where any of the following events happens: (1) when the home is viewed (even if that means providing the EPC before any written information or particulars are provided) (2) if written information about the home is provided as a result of a request by a prospective tenant (3) before the tenant signs a contract to rent the home.
In social housing, for homes with similar characteristics large numbers of EPC s can be created using "sampling and cloning". Envitae can arrange for a qualified Energy Assessor to carry out certification for both residential landlords and social housing landlords. |

About Air-Conditioning Inspection |

Those responsible for air-conditioning systems over 250kW installed before 2008 must have had their first inspection by 4th January 2009, systems between 12kW and 250kW require inspection by 4th January 2011. This is the legal responsibility of the building owner or manager who controls the air-con system. Envitae can advise and arrange for inspection by a qualified person. |
